Primrose Estates is a development in Westlake, OH. Our neighborhood is a mixture of active working men and women, young families, and retired people. There are 129 homes in Primrose Estates, consisting of the following streets: Blackberry Lane, Courtland Meadows, Greenbriar Circle, Grove Court, Morgan Run, Primrose Lane, Windsong Court, and three houses on Dover Center.

Our History
Primrose Estates was established on November 8, 1995 in an agreement (called a Declaration) made by developers Capital Hill Development Company and Vita Building & Development Inc (both Ohio corporations). The Primrose Estates Homeowners Association was incorporated at the same time. The original Board of Trustees consisted of George Turney (president of Capital Hill), Laurence Gertsma (secretary of Capital Hill), and Vita Della Vella (president of Vita Building).

The first Primrose Estates home was completed in 1996 on Greenbriar Circle. The first homes in Primrose Estates were built by Michael Della Vella, Ross A. Greco, Kevin Kanareff, or C J Tom. At that time, Primrose Lane did not yet go through to Canterbury. Windsong was paved but ended where Morgan Run would later be built. None of the other streets were built.
